 With the changing seasons, homeowners start to get their homes ready for cooler temperatures,there are several things that can be done to protect your home from harsh weather conditions.

 

 Plant New Grass  

 





Fall is actually one of the best times to plant new grass or sod! Aside from the Spring season, cooler temperatures in the Fall make it an ideal time for new grass to grow up strong and healthy. The sometimes hotter temperatures and dry conditions of the Summer months can make growing new grass very difficult. The other nice thing about planting in the early Fall, before the snow flies, is that once there is a bed of snow down that will protect and nurture the younger grass all winter long. Then, next Spring your lawn will look great!

Yearly furnace inspection
It sneaks up on us every year here in the midwest, so make sure to have your furnace inspected and “tuned-up”, if needed, before Winter arrives! There’s nothing worse than your furnace going out on you when it’s 15 degrees outside so be proactive and take care of any potential issues in August or September and you’ll be ready for Old Man Winter this year.

Seal the outside to stay warm this winter! 
It’s important to keep the warm air in your house from leaking out in the Winter, so use some exterior caulk that’s color matched to your home and seal up any cracks you find between trim and siding or around window and door frames. You can take a sample of your house paint or paint number to your local hardware store and they’ll match the color to the caulk you’re using to seal those cracks and gaps.

Winterize Outside Plumbing 
Pipes that freeze during cold midwest winters tend to be more prone to bursting, so make sure you winterize all outside plumbing systems! Start by disconnecting all outside water attachments. Then, make sure to drain all the water from any outside plumbing and turn off the supply valve that supplies water to any exterior plumbing. Lastly, you’ll want to cover any outside spigots with an insulating material or cover that can be found at your local hardware store.

Ceiling fans 

Many people forget about this one, but ceiling fans actually help regulate indoor air temperature very effectively in the Winter months. Make sure you switch all ceiling fans to a counterclockwise direction in the Winter. That direction creates what is called an updraft and helps to disperse warm air, back down from the ceiling, into the rest of the house. 




Gutters  
This is one that you should save for last, as you’ll want to make sure all or most of the leaves have fallen. Clogged gutters are one of the number one causes of ice dams and can cause very expensive damages! If you clean your gutters too early, then they’ll just fill back up with leaves and debris so wait as long as possible before cleaning them of all leaves and debris. I’ve found that a leaf blower works really well; when the leaves/debris are still dry.

Clean The Carpets     
It’s a good idea to clean the carpets in your home at least once a year. Fall is a great time to tackle that project because the kids a likely back in school, now, which will make moving furniture around much easier. (Extra tip: Now is an ideal time to try rearranging the furniture in your home for a fresh look!) It’s important to give your carpets an adequate amount of drying time before you start using them. The other reason I like doing this in the Fall is because you’ll be spending a lot more time in the house during the Winter months breathing in all the dirt, pet dander, dust etc. that gets trapped in your carpet throughout the year.


Sealing your driveway!     
As we all know, Winter here in the midwest can be brutal! Under all the snow and salt and ice melt, asphalt and concrete driveways that are not properly sealed can really suffer the wrath of old man winter. Small cracks can quickly become large ones if not properly sealed every few years. Fall is a great time to paint or seal your driveway with a commercial sealer. Do this every few years and your driveway will thank you!

Freshen Up The Interior    
Many of us struggle with the “winter blues” as we transition from Fall into Winter and the shorter, colder days. Beat those blues by picking a room or two in your home and painting them a nice uplifting color! Besides making you feel better all around, you’ll also boost your home value while you’re at it. (Just don’t make the color/s too crazy!) Rearranging the furniture in your living room works in tandem with painting too, and will help get you through those cold winter days.

I want to put up a new fence. Where are my property lines? Quincy, Il "The Really Real Realtor"

A very common question in real estate is "Where are the property lines?". 

As a Realtor I can't physically point out the property lines to you for a few reasons.
 1) If I should tell you where I think the lines are and they aren't then I just gave you false information. 
2) Easements vary in different locations.
3) I am not a surveyor, I am a realtor.   
When a realtor lists a home we share the facts provided to us by the county to put a together a listing for marketing.

Here are a few ways you can find property line information:

1) If you live in Adams County Illinois you can use a website called http://www.co.adams.il.us/GIS/. This website is provided by the county and has multiple maps that are very helpful.

2) Your DEED should have your property line information listed on it.Image result for property deed

4) Talk with your neighbors

Another option is to talk to your neighbors to see what documentation and understanding they have about the property lines between you. It’s also possible for you and your neighbors to agree on where the property lines are, and make that agreement official. This is called a lot line agreement, and it allows your neighborly alliance to become binding once you’ve both made and signed deeds that provide a detailed description of the property line you’ve agreed upon.
Be aware, however, that there may be zoning and other restrictions in place that can get in the way of creating a lot line agreement. If either you or your neighbor is still paying off a mortgage on the property, the bank may not allow such an agreement without a professional survey. If you don’t have any objections from the bank and are in compliance with all zoning laws, then all you’ll need to do is file your lot line agreement with the county and the new boundaries will become official.

3) Check with your local city or village for exacts on easements in your area.

Beyond understanding where you’re allowed to build or fence, knowing where your property lines is can also have insurance and liability implications. You want to make sure neither you nor your neighbors are encroaching on one anothers property. Believe it or not, there are some substantial risks involved with not knowing your property lines well:
It makes it hard to sell your home
If your neighbor built a fence or driveway that crossed over your property lines, even if it’s only a few inches, it could cause problems that would prohibit a title company from issuing insurance if you decided to sell. And, speaking of selling, whenever you buy or sell a home, you need to clearly understand where your property begins and the neighbor’s ends. This will impact the size of your lot, which can affect selling price as well as insurance considerations.
It can make you vulnerable to lawsuits
Blurry property lines can also cause confusion if there is a personal injury claim by someone visiting either you or your neighbor. To make sure all your ducks are in a row when it comes to protecting your property, visitors, and bank balance, it’s best to get an official report that clearly defines your property lines.
It can erode your property bit by bit
If your neighbor built a fence or structure that encroached on your property, and you didn’t notice, then after a certain period of time that neighbor would have the legal right to call that property their own under adverse possession laws. Many people only find out about contested property boundaries when it’s time to sell their house, and have to go to court to settle the dispute. Imagine the unpleasant surprise of finding that you have a lot fewer square feet to sell than you thought, just because you assumed your neighbor’s fence was put down in the right spot. When it comes to your property, it’s know it or lose it.
Demystifying your property lines isn’t as difficult (or expensive) as you may fear. By utilizing available resources and records, and communicating with your neighbors, you should be able to find out the official word on your property lines without too much pain and suffering.
And it’s absolutely worth it when you’re ready to put up that new fence, add on to your home, or increase outdoor security with surveillance cameras. After all, you want to make sure the property that you’re improving and protecting is actually yours.

This means you will move when your child/children are out for Summer break.  Today I am going to be both blunt and direct with the differences in buying or selling a home For Sale By Owner VS using a Realtor®.   You may not like everything I have to say but, I am the really real REALTOR® and promised to deliver you nothing but the truth! Let's get started

*According to the National Association Of Realtors homes listed with a Realtor® generally sell for more.  
   When a For Sale By Owner seller sells their home they are not trained like a realtor® through continued education and licensing to price a home. In my experience when I call a For Sale By Owner because my buyer is interested in seeing their home this is how the conversation goes.   Realtor: " How did you come up with your price?"  FSBO Seller: "My neighbors house sold for x amount of dollars and I think my home is in much nicer condition"

Do you see the problem here?  The price for a FSBO can be all over the place and for various reasons.  They are not trained to price a home for sale. Of course we all have a biased opinion of our home. We know exactly what we have invested in our home since we bought it and we want that money back when we sell.  Sellers, this is where you need a trained Realtor®!  Let a Realtor® help you get the most money that the current market will allow. You could be selling your home far below market value. The 6% that you are paying a Realtor for their services pays for itself 10x over in a transaction.  It starts with pricing. I have had FSBO sellers tell me "It doesn't matter what the market says on price, if a buyer wants my house they will pay it". This is not how real estate works.
1) Your home is only worth what a buyer will pay
2) A buyer can say they will pay your over priced amount but when the bank orders the appraisal and it comes back short because it is over priced. THE BANK WILL NOT LOAN THAT AMOUNT. This means the buyer can't buy your home unless they plan to take a loan for the appraised amount and pay you cash for the difference.
  **I don't know about you but as a buyer if I know I can get the same product for less I usually buy the better priced item if it is the same thing.
Buyers- When you are getting involved in a FSBO transaction remember you have no legal paperwork to protect your interest. When it comes to negotiations you could be missing out on thousands of dollars of items that should be negotiated in a contract. Things such as Appliances, HVAC,outdoor items,roof,replacement windows and much, much more.  With an experienced Realtor® they know these items can be negotiated in a contract and save you money.


*Realtor
A Realtor® has access to the multi listing service and has access to thousands of buyers who can potentially look at and buy your home.  If you are a seller represented by a a REALTOR® your marketing is professionally done. All social media platforms are utilized and you can tell your friends and family to check them out if they know someone interested in your home and call your Realtor®.  You can go to work or on vacation and know that your Realtor® is working 24/7 to find you a pre-approved buyer for your home.  When it comes to negotiations your Realtor® will give you the best advice for your negotiations so you walk away with the most money.   During the process of the sale of your home your Realtor® will set up and attend all inspections and ensure that you are represented in the transaction. Your  trained Realtor® will set up your closing with the lenders and make the entire process seem simple. In reality if selling a home was easy there wouldn't be a Realtor®. Selling a home without a Realtor® is like being a new Skier at the top of a tall mountain with one ski and no poles.  


*For Sale By Owner
A for sale by owner seller does not have access to put their home on the MLS.  They have to pay out of their pocket to market their own home. $$$$$ More money that a seller is paying to sell. (For as low as 6% you could have a professional marketing your home, a trained Realtor®)

As a seller if you are going at this alone these statistics are saying you better be very techie to reach these buyers.  There are lots of platforms that home buyers use to search for a home.  Let's just discuss a few Pinterest, Youtube, Realtor.com, Twitter, Facebook,Snap Chat, Instagram, Trulia and even Zillow where Zillow Zestimates are not accurate!  These are where your buyers are. This is also what a Realtor® specializes in, MARKETING YOUR HOME.  You can't just market your home on these sites and be done. You will have lot's of buyers reach out to you and it will become a full time job to figure out who is an actual qualified buyer and who are the "lookie loos" who don't really have the funds to buy a home.  You will now have to make time in your day to set up showings, keep track of buyers and negotiate your sale. You now have a "buyer" and will have to be available to have a home inspector, appraiser, termite inspector in your home.
 Do you have the legal forms to even accept a contract on your home?  

*FSBO buyer- You are now working with a seller who is showing their home to many people and you have nothing to protect your interests. The seller can say they accept terms you agree on to purchase their home and another buyer comes along and they offer more money and the seller tells you that you are out of luck.  You have no protection buying a home FSBO without a REALTOR®.




* REALTOR®
A Realtor® knows the legal ins and outs of a home's sale.
Continued education and licensing prepare a Realtor® for the job of buying and selling homes. 

*For Sale By Owner
Buyers who don't know the legal ins and outs of a home's sale could be SUED. This goes for a seller also. 


If you are reading my blog it's because the title probably enticed you. Everyone wants someone to be honest with them. I am not trying to insult anyone trying to sell their home on their own. It can be done but is not recommended for a buyer or seller because of the many loop holes in real estate that raise questions of law and ethics.  My blog is to educate and provide a service. If you are buying or selling a home without a Realtor® I highly recommend seeking legal advice.

Avoid all of the headache and interview a Realtor® to help you in the home buying or selling process. There are so many misconceived ideas of using a Realtor®. Truth is that little 6% commission is priceless for you to have peace of mind as a seller.Especially when it comes to money.Every seller wants to walk away with more money in their pocket. A Realtor® wants that for you also. As a buyer there is no charge to work with a Realtor® and you will be represented with a legal contract.
